			<title><![CDATA[Mercy Medical Clinic takes shape in Indianola]]></title>

<p><font size="2" face="Verdana, Times New Roman, Times, Serif" color="#000000">Mercy Indianola Family Medicine Clinic is taking shape in the Summercrest Hills development on the north side of Indianola.<br />

The 44,000-square-foot structure, with its sharply angled,  sunlight-grabbing entrance, draws plenty of looks from commuters on U.S.  Highway 65/69. But the interior space could be the real attention  grabber when the facility opens in late December.</font></p>
<div style="overflow: hidden; color: rgb(0, 0, 0); background-color: transparent; text-align: left; text-decoration: none; border: medium none;"><font size="2" face="Verdana, Times New Roman, Times, Serif" color="#000000">Mercy  Clinics Inc. is combining two Indianola clinics into one and  establishing a pattern for patient care that is in use at its recently  opened clinic in Ankeny&rsquo;s Prairie Trail development.<br />

Called the  &ldquo;Boca&rdquo; model &ndash; named after Boca Raton, Fla., where it was developed &ndash;  the layout creates pods where each physician will have examination rooms  and staff, including nurses and schedulers, according to the Aug. 5  issue of the Bulletin, Mercy Medical Center&rsquo;s newsletter.<br />
<br />
Patients can make telephone calls directly to each pod to schedule  appointments or reach a nurse in case their prescriptions need to be  refilled.<br />
<br />
Follow-up visits will be scheduled at the end of each appointment.<br />
<br />
Rather than roam from one end of the clinic to the other to see  patients, physicians will move between the exam rooms within their pods.<br />
<br />
Tim Walpole of Summercrest Hills developer Three-Sixty Group said the  clinic also will have more than the normal number of parking spaces,  with 7.5 spaces for every 1,000 square feet of the structure. The  standard is about 5 spaces per 1,000 square feet.<br />
<br />
Walpole said  the $4 million clinic, which will include an urgent care center,  followed a design that focused on ease of use for patients.<br />
<br />
The  Boca model &ldquo;improves the experience for patients, whose visits are  streamlined and result in a more personalized patient-provider  relationship,&rdquo; according to the Bulletin newsletter.<br />
<br />
Land is  being prepared at Summercrest Hills for a 9,200-square-foot Iowa Health  Physicians Indianola Family Medicine clinic. A YMCA is in the design  stage, and the Vintage Hills Retirement Community, a 66-unit senior  housing and assisted-living center, opened in 2010. Construction on a  Theisen&rsquo;s Inc. farm supply store is nearing completion.<br />

Randy  Bray of West Des Moines-based Three-Sixty Group said plans will be  presented soon for a multiple-tenant building at the development.  Downing Construction Inc. of Indianola is the construction manager for  Summercrest Hills. </font></div>

			<title><![CDATA[Iowa Health to build new Indianola clinic]]></title>

<font size="2" face="Verdana, Times New Roman, Times, Serif" color="#000000">Design  and planning is under way for Iowa Health Physicians Indianola Family  Medicine.&nbsp; The clinic&rsquo;s physicians and staff will relocate to 301 E.  Hillcrest Ave. in Indianola late this year, Iowa Health - Des Moines  officials said. The 9,200-square-foot facility will be approximately  twice the size of the existing clinic and will be equipped with a  digital X-ray machine for faster turnaround of images. Simonson &amp;  Associates Architects LLC of Des Moines designed the facility; Downing  Construction Inc. in Indianola will be the general contractor. Iowa  Health will lease the facility from the developer, West Des Moines-based  Three-Sixty Group LLC. The facility will be the second clinic to be  built in Indianola this year. In March, Mercy Clinics broke ground for a  22,000-square-foot clinic just to the north in the Summercrest Hills  development.</font><br />

			<title><![CDATA[Theisen's plan big footprint in Indianola]]></title>

Theisen&rsquo;s Inc. would have come to Indianola sooner, but the farm-supply  business was busy expanding elsewhere in Iowa, says co-owner Chris  Theisen. <br />

When the Dubuque-based company&rsquo;s 65,000-square-foot  store opens this fall in Indianola, it will be the 20th retail location  for the third-generation family-owned business. <br />
<br />
&ldquo;It&rsquo;s actually a  project that got bumped because of other expansions we did,&rdquo; Theisen  said. &ldquo;We opened two 100,000-square-foot stores last year &ndash; one in  Coralville, another in Cedar Rapids.&rdquo; <br />
<br />
Theisen said the company  has been interested in entering the Indianola market for more than five  years. The right opportunity came about with Summercrest Hills. The  80-acre mixed-use subdivision, located on the northeast corner of U.S.  Highway 65/69 and Hillcrest Avenue, is being developed by Three-Sixty  Group LLC, a West Des Moines-based commercial development and investment  company. Theisen&rsquo;s will be the first retail tenant in the development,  which so far has attracted an assisted living center, a YMCA fitness  facility and a medical clinic. Theisen&rsquo;s is building just south of the  Noble Ford automobile dealership. <br />
<br />
&ldquo;We&rsquo;re excited about (the  location) because of the visibility of the 65/69 highway,&rdquo; Theisen said.  &ldquo;We hope that we&rsquo;re part of the springboard in development.&rdquo; The store  is expected to open in late September, and will employ between 60 and 80  people, bringing the company&rsquo;s work force to about 900 employees. <br />
<br />
Founded in 1927 when Leo and Kathryn Theisen opened Theisen Battery  &amp; Electric in Dubuque, the company is now led by their son Jim  Theisen along with his two sons, Tony and Chris Theisen.<br />
<br />
Initially, the company planned for a smaller store in Indianola, between  40,000 and 50,000 square feet, but decided to build it larger, Chris  Theisen said. <br />
<br />
&ldquo;Based on how it laid out on the site, it would  have been very costly to add on to it in the future, so we decided to  build as big a building as we could on the site right now,&rdquo; he said. The  company&rsquo;s stores range from 10,000 to 100,000 square feet; only four  other stores it operates are bigger than Indianola&rsquo;s, he said. <br />
<br />
The general contractor for the design-build project is Epic Construction  Inc. of Dubuque; the building was designed by IIW Engineers and  Surveyors P.C. of Dubuque. <br />
<br />
The store will have a &ldquo;very deep and  wide&rdquo; selection of products and offer excellent customer service,  Theisen said. &ldquo;We pride ourselves on our people having product  knowledge,&rdquo; he said.</font><br />
