• Real Estate Development - we coordinate all elements of a project and manage details from the ground up while establishing realistic project budgets and schedules. Project details include acquisition, design, construction management and financing. We understand the real estate financial markets and all the options
   
• Construction Project Management - we work on the overall planning, coordination and control of a project from inception to completion aimed at meeting a client's requirements in order to produce a functionally and financially viable project that will be completed on time within authorized cost and to the required quality standards.
   
• Brokerage - we have a licensed broker and a good understanding of business needs. Putting the right tenant into the right building is a priority.
   
• Property Management - in managing properties, we anticipate and understand tenant needs and oversee all aspects of the facility. We recognize that a well-maintained property will attract and retain tenants.
   
• Investment - we work with investors on their real estate porfolios and assist in identifying projects for both investment and development.
   

Principal Bios

Randy Bray spent the first 30 years of his career in banking. Rising through the marketing ranks, he served as CEO of AmerUs Bank, Banc Iowa and State Federal Bank. He also was the senior manager for several corporate strategic initiatives for Wells Fargo Corporation. Randy has started several businesses including The Evergreen Group which he sold in 1997.  He works with clients on design and implementing cutting edge, customer-focused practices that encompass facility planning, programming and capital strategies. He has received awards for innovative financial institution design. 

He has been involved in the creation, construction, and lease up of many projects ranging from individual office buildings to large mixed use developments.  His banking experience has enabled him to shape innovative capital and financing strategies for real estate projects.

Tim Walpole brings nearly a decade of experience in all phases of development management.  His experience includes work in administration, project management, planning, programming, design and construction.  Tim served in chief executive officer positions for five years managing healthcare operations in North Dakota.

In 2004, Tim became project development manager for a real estate and planned community development company based in West Des Moines, Iowa.  His focus was on the management of many healthcare projects including surgery centers, multi-tenant medical office buildings, and a medical wellness campus consisting of six buildings totaling over 200,000 square feet on 23 acres.
